The files must be in an indexed location, they must have their indexing attribute set (backwards via the command-line), and you must understand how Windows Search works. Windows Search never fails to find things. A newly-created or modified file may not be indexed instantly, indexing is a very low priority service and contrary to some reports, it will not impact your computer's performance.

A full match against a property name will result in the word being taken as such most people want property values most of the time.
